These Terms and Conditions constitute a legally binding contract between you and the student / administrator or owner of the property and us. Take the time to read these terms carefully, as it explains the legal relationship between you and us, and how to use our services as a student and the platform as administrator or owner of the property.
We reserve the right to change these terms in a timely manner at our sole discretion. As administrator or homeowner, the use of the platform will be subject to the most recent version of the Terms published on the platform. However, we will notify you with reasonable notice if we intend to make the change in these Terms.
TERMS AND CONDITIONS FOR STUDENTS
1. SEARCH FOR ACCOMMODATION
Student Life Solutions (SLS) will act as the only authorized agent in the search for accommodation for the student under the following terms:
1.1 SLS undertakes to make use of all the necessary resources to perform the search or lease of real estate according to the specifications requested by the student; making it clear that the choice and final decision of the property to be rented is the responsibility of the student and is based on the information provided by SLS.
1.2 SLS undertakes to search for 5 lease options at most, according to the specifications given by the student, which in this case, will be the person in charge of making the final choice and who is the person requesting the accommodation search service and other services attached.
1.3 The accommodation search process will begin once the student has made the full payment of administrative expenses and commission for services. Non-refundable once the contract has been signed by the interested parties.
1.4 SLS will seek the accommodation that most closely matches the requirements and expectations of the student, establishing that, if the student needs a guarantor, he will be willing to cover all expenses incurred in the process.
2. PAYMENTS AND BANK CHARGES
2.1 All payments must be in Sterling Pounds (GBP) since all of our invoices are made in this currency.
2.2 Payment for the services requested must be paid in full before starting any process of searching for accommodation and other services attached.
2.3 The student undertakes to cover all bank charges corresponding to the sending of money from their country of origin to the United Kingdom. It is important that the student consult his bank with regards to any charges for international transfers. SLS will not cover any bank charges.
2.4 SLS will refund student money in the same way it was received (sterling) depending on the case and it will be done at the discretion of the company.
3. OTHER SERVICES
SLS will provide other advisory services to the student, which will help them to establish themselves more easily in the United Kingdom and must be canceled in advance and non-refundable once the contract has been signed by the interested parties. The services selected by the student will be stipulated in the contract.
4. AIRPORT TRANSFER
SLS must be notified at least two days before the student’s arrival in the United Kingdom. Transport fees are subject to the destination to which the student will live. SLS will not assume any extra transport expenses and other related expenses; these will be pay by the student.
5. NON-COMPLIANCE CLAUSE
In the event that the student finds a property according to their requirements and expectations and has agreed to the terms of the lease without having been found by SLS, the student must make an additional payment of £50. This amount covers the time spending by the company looking for the property; it has to be paid whether or not SLS is requested to carry out the negotiations through the signing of the lease contract.
6. The taxes declared in the provision of services to the student are exclusive for any VAT (Value added Tax) payable, which will be paid by the student by the delivery of payment receipt or VAT invoice.
7. A property will be considered as presented to the student if, the student receives any information about the place to rent by SLS.
8. The student will agree that SLS considers the cooperation of other agents or intermediaries in the search of the property, which will not involve any additional expense for the student (unless there is a written document and authorized by it). The student will be responsible for paying any fee only to SLS.
9. SLS reserves the right to withdraw a student from their accommodation if their behavior is considered unacceptable. Any student will be responsible for acting according to the rules of the place where he is staying.
10. In case the student decides not to stay in the accommodation booked with SLS, the company is not responsible for fees for stays in other accommodations, for any reason.
11. SLS will not be responsible for any indirect damage or loss of any nature that exceeds the value of £1, and other expenses on the property where the student has decided to rent through the management of SLS as a provider company. SLS will not be responsible neither for any claim and compensation arising from any situation linked to the property.
12. All property information provided by SLS is for guidance purposes only and cannot be part of the agreement between the student and the company.
13. SLS advises the student and approves that he decides to hire another type of professional advice to make any decision regarding the choice of property to rent; for the payment of any additional service the student is fully responsible, even if the parties have been presented by SLS. SLS does not accept any liability for defects related to any property, financial resources provision or any advice received.
14. The student agrees to compensate SLS for any reasonable sum incurred in its name and for any loss, expense incurred or suffered by SLS as a result of any act, omission, delay or representation made by the student, or, in relation to any false or erroneous information provided by the student.
15. None of the terms and conditions will be executed by virtue of the contracting parties (rights of third parties) Act 1999 by any person who is not part of it.
TERMS AND CONDITIONS FOR OWNERS OR ADMINISTRATORS OF PROPERTIES

2.1 As the owner or administrator of the property you will have to register with SLS to publish any room on the platform. You can register by clicking on “Register” in the room portfolio and sending the required information. You will have to provide a valid email address and a password, which you will use each time you log in to the platform.
2.2 To register on the platform, the owner or administrator of the property must be at least 18 years old and only one account on the platform is allowed. By registering with SLS you are representing us and confirming that: (i) you are over 18 years old, (ii) you still do not have a registered account with us.
2.3 As the owner or administrator of the property, you agree that all registration information that you submit to the platform will be truthful and accurate, and will maintain the accuracy of this information.
2.4 The account created on the platform as the owner or administrator of the property is only for your use and you agree that you will not share your account with any other person. It is your responsibility to keep your password secure. You will be responsible for any action (information published on the platform through your account) of any person who sign in on the platform with your username and password. If you suspect that someone has logged into the platform with your username and password without permission, you must notify us immediately. Otherwise, we will understand that the person who is signing in on our platform is you.
3. Access and use of the Platform
3.1 SLS does not charge any fee for registering an account with us. To publish rooms or properties in our platform is free of charge. We reserve the right to change this clause at our sole discretion.
3.2 As the owner or administrator of the property, you agree not to use the platform or any information located in it, in an inappropriate or illegal manner or that violates any rule, regulation or legislation that applies to you.
3.3 To the information mentioned before, it is added that when using the platform you do not:
3.3.1 Disclose personal information of others that could constitute harassment.
3.3.2 Publish, store, distribute or disseminate any unlawful, harmful, defamatory, threatening or otherwise illegal information, or any other thing or information that may constitute a civil offense or criminal offense.
3.3.3 Upload to the platform files that contain software or other material that is owned by third parties, or that are protected by privacy rights without any consent.
3.3.4 Use and upload files that contain viruses and that may interfere with or damage the operation of the platform.
3.3.5 Create false accounts in the platform.
3.3.6 Promote any activity that is illegal.
3.3.7 Use any means to collect information from the platform.
3.3.8 Carry out actions that discredit, put other users at risk or materially damage the platform.
3.4 As the owner or administrator of the property, you agree to comply with all the rules established in the platform.
3.5 As the owner or administrator of the property, you agree that the platform may be suspended at any time without prior notice, whether due to a system failure, maintenance or repair or for any other reason that is not under the control of SLS, and we will not be responsible to you in any way for the failure of the system.
4. Posting and responding to adverts on the Platform
4.1 To publish a room or property on the Platform, you need to register an account with us. The publication has no cost. We reserve the right to change this clause at our sole discretion.
4.2 When posting a room or property on the platform, you are legally guaranteeing us that:
4.2.1 All the information included in the publication is real, accurate and true and in no way misleading.
4.2.2 All the photos or videos included in your publication are current and true representations of the room or property you are advertising.
4.2.3 As owner or administrator of the property, you have the rights and permissions to rent the room or property (We reserve the right to request proof of such information)
4.3 You cannot:
4.3.1 Publish more than once the same room or property
4.3.2 Publish false information about rooms or properties
4.4 You are solely responsible for the information you post on the platform. SLS does not accept any liability to you or any other person for the content published on our platform. Once the publication of the room or property has been made, we suggest you review it and correct it if it is the case by logging into your account on the platform.
4.5 We reserve the right to reject, deactivate or eliminate any publication that goes against the terms and conditions established here.
5. User generated content
5.1 Intellectual Property Rights refers to patents, invention rights, trademarks and services, domain names, registered designs and design rights, copyrights, database rights, moral rights and any right of privacy or confidentiality.
5.2 The content generated by the user represents all types of information, text, video, image, photo or other content that is displayed, published, transmitted or shared on the platform by you or another user.
5.3 The platform allows you as a user to publish adverts in it. By uploading any content to the platform you are guaranteeing (which is a legal promise) that you have not posted:
5.3.1 Something that is confidential, obscene, defamatory, indecent or otherwise illegal.
5.3.2 Something that is not your property has the right to publish or that does not have the permission of the owner or any other relevant person who has rights over the published content.
5.3.3 Content that goes against the Data Protection Act of 1998 or any other data protection and privacy legislation.
5.3.4 Student Life Solutions is committed to equal opportunities. You as a user agree that you will not upload content on the platform that discriminates against any nationality, racial, ethnic or religious group, sexual orientation, age, sex or disability.
5.3.5 By law, you must ensure that all published advertisements have all the fees that you as a home or apartment owner will charge to your tenants.
5.3.6 You are responsible for your relationship with other members on the platform.
6. Notice and cancellation procedure
6.1 If as a user of the platform you notice that another member is posting offensive or inappropriate information that does not comply with the Terms and Conditions, you can notify us, by contacting us at the following email: firstname.lastname@example.org
6.2 We may, without prior notice, remove any content that is posted on the platform, if we consider that it does not comply with the Terms and Conditions or may be offensive, illegal, deceptive, or threatens the safety of any person.
7. Intellectual Property
7.1 Student Life Solutions will not claim any intellectual property rights that you or another user post on the platform. After posting any user generated content, you retain all ownership rights in it and use them as you choose, as long as you do not infringe these Terms.
7.2 We do not have the obligation to pay for any content generated by the user that is published on the platform.
7.3 You can view, use, download and print any information available on the Platform under the following conditions:
7.3.1 The information can only be used for personal non-commercial use;
7.3.2 The information must not be reproduced or included in any other work or publication in any medium;
7.3.3 The information cannot be modified in any way.
7.3.4 The information cannot be distributed or sold to third parties.
7.3.5 You cannot remove any copyright or other proprietary notices contained in the information.
8. Disclaimers of Liability
8.1 The information published on the platform by either us or the users is for informational purposes only.
8.2 Although we do our best to guarantee a reliable service, we do not guarantee that the platform will always be free or without errors, that defects will be corrected or that the platform is or will be free of harmful components.
8.3 We reserve the right to discontinue or withdraw any information at any time in our sole discretion.
9. Limitation of Liability
9.1 You agree that we will not be responsible for:
9.1.1 (a) any indirect loss, claim or damage, or any punitive, special, incidental or consequential damages of any kind; or (b) any direct or indirect loss of benefits, anticipated savings, opportunity or business and loss, corruption or damage to the data, in either case by contract, tort (including negligence), strict liability, or otherwise, that arises from or is related in any way to: (i) Any use of this Platform or the services provided through it; (ii) any failure or delay in the use of any component of the Platform or any service that includes, among others, the lack of availability of the Platform or the services provided through it, regardless of the duration of any period of unavailability; (iii) any use or reliance on any advertisement, information, material or other products or services offered through the Platform, in all cases, even if we have been advised of the possibility of such loss or damage; and (iv) any rental agreement or hosting of any kind that you enter as a result of using our Platform.
9.1.2 Subject to section 9.1.1 above, our total aggregate liability with respect to these Terms will be limited to £1.
10. Protection and Privacy of Information
1. The student understands and agrees that SLS may use their personal information provided during the accommodation search period, arranging local and national advertising, organizing visits to the property, providing assistance and advice for the completion of the lease process and Internet publicity.
2. SLS may disclose student information to tenants or property managers. SLS may keep the student’s information for a reasonable period of time and may contact the student about our services in the future. If the student wishes that SLS does not do so, it is in the capacity and the right to make the request in this regard.
3. The student has the right to request a copy of their information and to correct any error in it.
